Head of Property Management - Colchester CO3

Our very well Established multi office Independent client, based in Colchester CO3, are looking for an experienced Head of Property Management to join in their busy Property management and Lettings business.

The successful applicant will be responsible for a Team of 3 Property managers and collectivley manageing a portfolio of properties. Therefore they must be able to manage their own workload and also delegate to others, keep on top of any issues and prioritise jobs as necessary.

Responsibilities include but will not be limited to:

• Overseeing and managing other Property Managers 
• Team meetings
• Maintenance coordination
• Implementing excellent relationships with all contractors
• Experience in lettings accountancy/reconciliations etc
• Deposit handling
• Rent reconciliation 
• Have the ability to demonstrate a track record of managing rental properties
• Be fully conversant with current regulation/ legislation and processes surrounding APT Property Management
• Up to speed with the renters rights bill
• Tenant referencing 
• Referring business across departments to maximise business opportunities
• Experienced in using lettings and Property management software CRM systems
• Handling complaints and providing solutions
• Maintaining policies and procedures in accordance with company policies
• Ensuring compliance and all Property management legislation 
• Supporting and guiding the team when required
• Making sure the PM's complete the inspections correctly

 
The Successful Applicant will need to possess the following skills:

• Must have at least 2 years’ experience in managing a team of Property Property Managers
• Minimum 3 years Property Management Experience
• The candidates must have intermediate computer literacy
• Experience with Property Management software packages 
• Professional ARLA - MARLA accreditation's would be seen strong advantage but not essential.
• Be able to manage their own workload
• Experience in dealing with all section notices 
• Full valid driving licence is essential

The hours will be:
Monday to Friday 8.30am to 6.00pm. One Saturday a Month 9.00am - 4.00pm
Salary range will be:
Basic salary to be discussed and Depending on experience from £38.000 - £40.000pa Basic salary Plus quaterley bonus
